The home buying process can feel overwhelming for anyone but especially first-time buyers. You toured homes, secured financing, had an offer accepted and closed a deal. But what happens now? Before you move in, there are a few important steps to take to ensure your home is functioning properly and that you know what to do if an issue comes up.
Here are four recommendations for first-time buyers to follow before move-in day.
Change Locks, Even in a New Build
Even in a newly constructed home, it’s smart to replace all exterior door locks before you fully move in. You never know who could have had access during the building process to create a duplicate. Also, reprogram any garage or smart entry codes and consider installing a security system or doorbell camera for additional peace of mind.
Review Builder Warranties and Coverage
Home builders often provide warranties for materials and workmanship in new-build homes. Be sure to store all warranty documents and builder contact information in a safe, easily accessible place. Common coverages include one year for items like doors, trim, drywall and paint; two years for large systems such as HVAC and plumbing; and up to 10 years for major structural components. It’s important to understand what your builder covers and how the process for submitting warranty claims works before you need to.
Test Major Systems and Report Issues
Before you move in furniture or other large items, test your home’s major systems to make sure they work properly. Check the electrical system, including every outlet and light switch, as well as the plumbing and HVAC systems. Report any problems to your home builder right away so they can address them promptly. It’s also important to locate your water, electricity and gas shut-off valves, typically found in the garage or outside. Knowing where these are ahead of time can save precious time in case of an emergency.
Plan for Future Routine Maintenance
Lastly, schedule reminders for routine maintenance to keep your home operating efficiently. This includes larger tasks like scheduling an annual inspection of your roof, gutters and HVAC systems. But it’s also easy to set reminders to replace your air filters, check smoke detector batteries and take care of
any seasonal items that come up. Keep a simple log or electronic notes to track maintenance so nothing is overlooked in the first year.
