The adage for home buying is location, location, location. Today’s home buyers seek more than a specific zip code or community. Buyers want to make sure they can purchase a home with the right space and features to meet their family’s needs. According to a recent analysis of U.S. Census Data and surveys by the National Association of Home Builders (NAHB), builders are constructing units that align with buyer home size and feature preferences.

Recent surveys from NAHB and the U.S. Census Bureau reveal that the share of new single-family homes built in the 1,600-3,000 square-foot range tracks closely with the share of buyers who want homes of that size. The surveys show that 21% of buyers want homes with 1,600 to 1,999 square feet, and 22% of new single-family homes started in 2023 have that much floor space.

In addition to meeting square footage preferences, builders include in demand features in new home construction. What are today’s homes most wanted features? A recent survey from NAHB shows that buyers consider Energy Star-rated windows and appliances, a patio, and exterior lighting at the top of the list when ranking home features that are considered desirable or essential. The single most wanted feature in a home was a designated laundry room.

The survey also asked buyers their preferences regarding technology in the home. NAHB survey results found that buyers are turning to technology to achieve two goals: save energy by efficiently controlling the temperature of their homes and increase the safety of their homes. Some of the top most wanted technology features are a programmable thermostat (78%), security cameras (76%), a wireless home security system (70%), and a multi-zone HVAC system (68%).

When it comes to the features of the surrounding neighborhood, a majority (70%) of buyers want to be in a community near retail locations, near a park area (66%), and access to walking/jogging trails (also 66%).
